Beach 95 is a two-story Cape Cod beach house in Malibu with direct sand access, expansive ocean views and an unusually broad range of coastal interiors. White shingle siding, bay windows and picket fencing establish the Americana exterior, while large connected rooms, furnished terraces and landscaped grounds give crews multiple angles within one property.

Cape Cod Exterior And Beachfront Grounds

The beach house presents a substantial ocean elevation with white shingles, board-and-batten details, multi-pane glazing and several projecting bays. A deep covered veranda runs along the ground floor, creating shade for equipment and a clean transition from interior rooms to the sand. Its columns and hanging lanterns frame wide views toward the dunes and water. Upstairs, glass-railed terraces provide an unobstructed horizon and elevated beach angles. A white picket fence, low dune planting and sandy paths strengthen the East Coast summer-home reading. The grounds also include a furnished firepit area, hedged lawn, mature trees and a raised garden pavilion reached by broad steps. Together, these elements allow the property to play as a polished Cape Cod retreat rather than a generic Malibu residence.

Interior Filming Spaces And Natural Light

The main living spaces connect through broad openings, allowing sightlines from the lounge into the kitchen, dining area and ocean-facing terrace. Wood floors run throughout, while white millwork, paneled walls and a painted brick fireplace keep the palette quiet. The kitchen is crew-friendly in scale, with two islands, generous circulation, white cabinetry and a high beamed ceiling built around a large skylight. This kitchen and the glazed dining room receive the strongest natural light, entering directly from the ocean side and from overhead. Direct sun creates long floor shadows and bright reflections off the water. The covered veranda offers a shaded alternative as the sun moves, while interior bathrooms, the laundry and the wood-lined sauna provide the most controlled conditions. Plantation shutters in several bedrooms can further reduce or shape incoming light. The ocean-facing dining room is particularly effective for still photography, giving the frame a clean horizon beyond French doors while retaining enough depth for a full table setup. Bedrooms range from intimate garden-facing rooms to larger suites with fireplaces, seating areas and terrace access. Bathrooms carry the same coastal language through white cabinetry, wainscoting, glass showers and freestanding tubs.

Production Access And Connected Sightlines

A wide paved drive in Malibu creates useful hardstanding beside the multi-door garage, while the house itself offers several paths for moving between interiors and exterior setups. For arrival and staging from this drive, production teams can coordinate permits with the Malibu film permit office before carrying equipment through the garden-side entrance or around to the beach elevation. The circular upper landing has a tall faceted ceiling and radial skylight, giving crews a dramatic overhead architectural feature as well as room to work around the stair rail. Outside, glass terrace guards preserve ocean sightlines, and the covered porch supports reverse angles back toward the house. A separate exterior stair links the upper terrace directly with the sand, reducing the need to move through finished rooms when shifting between levels. Beyond the fence, a sandy path crosses vegetated dunes to the open beach.
